What is property valuation?

Australia’s peak body for property professionals, the Australian Property Institute (API), states a property valuation is: “an established, ethical and evidence based process for assessing the monetary value of an asset at a specified date that is legally defensible and undertaken by a qualified, professional Valuer.”

What is the process?
  • Complete the form below.  We will provide an email with your no obligation quote as per your needs and answer any questions.
  • If you accept, our valuers will forward an engagement letter.
  • An inspection of the subject property will take place at a mutually agreeable time.  Please note, the property inspection takes approximately 45mins for our Melbourne property valuers to complete and requires both internal and external inspection.  You do not need to be in attendance for the inspection.
  • The property valuation report will be completed and signed by a Certified Practicing Valuer within four (4) business days from the date of inspection.
What is market value?

The International Valuation Standards Committee, along with the API have recognised the High Court case Spencer v the Commonwealth 1907 as the definition of market value:

“the estimated amount for which an asset or liability should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion.”

Urban Statistic takes all measures as recommended by State & Federal Governments, along with the Australian Property Institute seriously.

Regarding an internal inspection of your property, we wear both mask and gloves and avoid touching anything.  If you prefer no one enter your house, we can view the internal inspection through the windows, and/or internal photos can be taken by yourself and emailed to us.
