Property Outcomes

Interactive Property Outcomes Mapping Tool

Value for property isn’t inherent by the property itself, but rather determined by consumers individually.

That’s why consumer behaviour plays a fundamental role. Assessing buyer & seller behaviour provides an inside look into supply & demand which is used to comprehensively measure property outcomes such as asset risk and performance.

Viewing intelligence on a microscale level provides an inside look into what’s happened, what’s currently happening, and what’s about to happen.

Property Valuers, Developers, Lenders, Real Estate Institutions, Town Planers, Fund Managers, Insurers, Economists, Tech companies, require optimal intel to maximise strategy, risk, and performance.

Capital Improved Value Interactive Territory Group Mapping Tool

The big problem with sale price is it disregards the biggest factor of value.  A common performance indicator of property is median price.  However, median price fails to include land size.

When property Valuers calculate the subject property market value, they calculate the size of the property at a single square metre rate.  This is called the Capital Improved Value.  It takes size and improvements into consideration.

The Capital Improved Value Mapping Tool contains pricing intelligence per unit of measurement.

  • Determine a real account of value.
  • View value within geographic territory groups such as along train lines, main roads, oceans, high density areas, school zones, or set a radius from a train station to view the difference in value.

Environmental Proximity Tool

When it comes to the local area, we only hear about positive amenities like shops, schools, parks etc within close proximity to property.

However, there are many negative environmental factors that impact value as well.

Did you know, every property valuation report determines the current or potential negative environmental issues within close proximity to a property?  These are often segregated into sub-environmental categories.

Urban Statistic identifies and provides properties within close proximity to negative environmental features such as power lines, treatment plants, rubbish disposal facilities etc.

The following interactive map is a small demonstration of addresses within 100 metres of 220 kV power lines.

This information is vital to establish a full risk profile and save millions in ill-advised decisions.
